 Parrot Cay has been a world-renowned villa resort since 1998. In 2022, the owners of Ritz-Carlton announced plans to develop a $220 million resort on Dellis Cay. 

Sandy Point is a beautiful village located on North Caicos and right next to Parrot Cay. It is the logical location for continued development in North Caicos due to its proximity to Providenciales. 

The Sandy Point Enclave will be the perfect location for 20 high-end villas. This waterfront community will also feature a beach club, restaurant with a celebrity chef, a tennis court and other amenities. 

The villa complex will be comprised of two, three and four bedroom units with prices initially ranging from $2.1M-$3M.

Guests at nearby Parrot Cay include several A-List celebrities. Rental prices ranging from $6,500+ for rooms and suites while villas start at $11,000 per night.

Overall historic occupancy rates at Parrot Cay and throughout Turks & Caicos averages around 75%. It is anticipated that our villas will fit in a price range of $3,300 - $6,500 which is substantially below that of Parrot Cay.
